Free 4-Hour Homebuyer Education Course Online

Whether you’re thinking about your first home, or trying to remember all the steps from the last time, this homebuyer education course is for you! This first-time homebuyer class is also approved to qualify you for most down payment assistance programs.

Each free, online workshop features a lender, a realtor, a home inspector and a housing advisor from NKCDC. Topics range from selecting a realtor to getting inspections. NKCDC housing advisors present pre-purchase and post-purchase information. We answer all questions! 

Please note

In order to qualify for homebuyer assistance programs, homebuyers who take this course are also required to schedule at least one individual appointment with an NKCDC housing advisor and complete the necessary compliance/disclosure forms. You are also encouraged to take advantage of other housing services NKCDC offers .

Paid 8-Hour Homebuyer Education Online

For those who can’t attend NKCDC’s free homebuyer workshops—or who need more class hours to qualify for down payment assistance programs— eHome America provides an eight-hour homebuyer education class online for $99. It is HUD-approved and accepted by most local and national mortgage products. It is accessible by phone, tablet and computer. Participants who complete the course receive a certificate. There is no test.

Available free of cost, and accessible online anytime on any device at fanniemae.com/education , HomeView provides comprehensive, easy-to-understand content and resources designed to ensure aspiring homebuyers are well equipped to become more informed and successful homeowners.

Complexity in the homebuying process and misinformation or lack of understanding about qualification requirements can discourage potential homebuyers from taking their first steps toward purchasing a home. According to Fannie Mae research, a majority of consumers do not know the minimum credit score, down payment, and debt-to-income ratio needed to qualify for a mortgage, and fewer than 1 in 4 are aware that low-down-payment options are available. Additionally, homeownership education that aligns with the National Industry Standards is required for many first-time homebuyers to qualify for certain mortgage products, including low-down-payment loans. Fannie Mae's HomeView meets this need by giving lenders and prospective homebuyers a free and easy way to benefit from critical homeownership education. By expanding access to reliable housing and financial knowledge, Fannie Mae provides a clearer path to homeownership for more qualified homebuyers, including low- and moderate-income and minority borrowers, helping to advance housing equity and address the homeownership gap among these communities.

Data from Fannie Mae's Q2 2021 National Housing Survey® show that consumers continue to want information about purchasing and owning a home but have lacked a trusted, centralized source. Among those surveyed, all consumer segments – renters and homeowners, and across race and ethnicity – reported significant interest in learning about how much home they could afford as well as their financing options. In particular, Black renters expressed the most interest in learning more about the homebuying process, including the documents required, how to gain pre-approval from a lender, potential down payment assistance programs, and best practices around personal finance and credit score management.

Fannie Mae collaborated with consumers and industry experts, including housing counselors, mortgage insurers, government organizations, and other stakeholders, to ensure HomeView content aligns with National Industry Standards for pre-purchase homeownership education and addresses common homebuyer knowledge gaps and pain points. The course includes seven interactive learning modules that guide the user through the steps of buying and owning a home:

  • Knowing When You're Ready
  • Saving for Homeownership
  • Understanding the Mortgage Loan Process
  • Shopping for a Home with a Real Estate Agent
  • Making an Offer on a Home
  • Getting Ready to Close on Your Loan
  • Welcome to Homeownership

The interactive course components are designed to be completed in 30 minutes or less, and consumers can pause and resume at any time. Users who complete the course and achieve a score of 80% or higher receive a certificate of completion to share with their lender to meet the education requirement for most mortgage products, including low-down-payment loans.

HomeView also provides access to tools and resources, including checklists and calculators, and a link to find HUD-approved local housing counselors for consumers who would like additional support throughout the process of buying and owning a home. There is no limit to the number of times users can take the HomeView modules or access the available resources. At the time of launch, HomeView content is available in English and additional language options will be available in the future.

What is a homebuyer education course?

A homebuyer education course is an online or in-person class you can take to better understand what’s involved in finding, financing and owning a home. Your mortgage lender might require you to complete this course, or you might need to take it if you’re participating in a down payment assistance or other housing financing program run by a state housing authority (HFA).

“This class explains the homebuying process, what is needed from the borrower to be approved for a mortgage loan, the benefits of homeownership, the challenges of homeownership and mortgage and lending terms,” says Wil Hendrix-Griffin, senior vice president of Affordable Lending for PNC Bank in the Chicago area.

Sometimes, the course is offered as a pass/fail class, says Hendrix-Griffin, and the buyer usually receives a certificate upon completion. Other courses have a grading system, such as the homebuyer education class offered by Take Charge America, a Phoenix-based nonprofit credit counseling agency.

“In our course, attendees carefully review the content and their knowledge is periodically tested through a set of quizzes,” says Jeremy Wine, customer experience manager with the organization, which offers the class to buyers in all 50 states. “Those who receive a cumulative score of 70 percent or above will pass our course and receive a certificate of completion.”

What do you learn in a homebuyer education class?

A first-time homebuyer class aims to help you learn about the entire process of buying and owning a home to make sure you’re ready for the commitment.

You’ll learn about the different steps in the homebuying process, including how to:

  • Make sure you’re ready for homeownership
  • Save for a down payment and manage your finances
  • Check your credit to make sure it’s sufficient to get a mortgage and improve your score if necessary
  • Determine your budget for buying a property

Each homebuyer education class is different, however, and depends on the organization offering it and the breadth of material it covers. There’s also a difference between attending a class in person versus taking one online.

“The best courses are in-person classes that allow for substantial interaction within the class and with the instructor,” says Tony Julianelle, CEO of Atlas Real Estate in Denver. “Ideally, the class should provide time for you to develop a household budget and work through various scenarios, such as how you might pay for a large repair if it were needed.”

You’ll walk away from a first-time homebuyer class with the knowledge you need to buy a house . Beyond obtaining that key information, a class might be a requirement for a more affordable mortgage, which could look like:

The U.S. Department of Housing and Urban Development is a great place to start, as it lists approved homeowner classes . You can also consult with your real estate agent or lender for help. Some of the ways you can take courses include:

  • On demand: Online homeowner classes allow you to access the source material and take any required tests when convenient. They also offer the same information quality as in-person classes.
  • Local: Many Realtors and lenders offer first-time buyer certification classes. That said, if you’re looking to qualify for a grant or loan, you’ll need to make sure the class meets your lender’s requirements.
  • Low cost: Homebuyer courses range from free to up to $125 or more, which includes all materials you’ll need to complete the course. Even better, some programs will credit the amount you spend on a homebuyer education course to your closing costs. Just make sure it’s on HUD’s list of approved courses.

 InCharge Introduces the Home Buyers Club

InCharge Debt Solutions has created a Home Buyers Club to assist first-time homebuyers in understanding the requirements needed to be approved for a mortgage and qualify for down payment assistance of up to $80,000.

The Home Buyers Club will have one-hour Zoom meetings the final Saturday each month, starting Mar. 23.

To participate, you must answer questions in the housing intake form available here .

Those who complete the form will receive a virtual invitation link to the monthly meetings, which run from 4:30 p.m. to 5:30 p.m. on the final Saturday of each month.

Completing the intake form allows the counselors at InCharge to assess your readiness to qualify for a mortgage. When they have evaluated your readiness, they can schedule individual meetings to help you advance in the program.

InCharge’s HUD-approved course includes instruction in the financial and practical aspects of buying and maintaining a home, along with material focused on the advantages and disadvantages of homeownership.

The consumer will learn about the importance of credit in the homebuying process. Counselors will teach you how to use credit in a responsible manner so that it helps you get approved for a mortgage loan.

The classes will teach you how to obtain and review your credit report; steps to take that will improve your credit score; how to create an affordable budget; and explain how  debt-to-income ratios impact the loan process.

Another one-hour class will focus on down payment assistance programs available in Orange, Osceola, Lake, and Seminole counties. Having a large enough down payment is often the biggest hurdle consumers must clear in order to buy a home.

InCharge’s Home Buyers Club program will teach you how to qualify for the down payment assistance programs in the county where you intend to buy. The down payment assistance ranges from $10,000 for middle income buyers in Orange County to $80,000 for extremely low-income buyers in Osceola County, with several levels in between in all four counties.

Other features the Home Buyers Club offers include:

  • Classes on predatory lending, foreclosure scams, and documents required for closing a loan.
  • Experienced housing counselors who will share their knowledge on the homebuying process, financial readiness, and budgeting tips.
  • I nteractive discussions with fellow aspiring homebuyers. Share experiences, ask questions, and learn from others who are on a similar path.
  • Attend from the comfort of your home using a computer, tablet, or smartphone.

Complete it in one session, or multiple sessions. It's up to you. You may stop the course at any time by logging out and returning to the course whenever you are ready again. The system will take you back to where you last left off. Please allow yourself 6 - 8 hours to complete our course.

- Questions are fair (not tricky).  Your test score will be reflected on your Certificate of Completion.

- Once you've earned your Certificate of Completion, you may log back in at anytime to print your certificate.  Furthermore, your lender or housing administrator may verify your earned grade and certificate by visiting our website.

-This course may be used to satisfy homebuyer education requirements for housing assistance programs or special lender homebuyer programs. Or take it for simply for personal enrichment! A certificate is immediately available after successful completion of the course.

How Much Does It Cost? The course is free with a waiting period of five business days. After five business days, your registration will be activated and you may then return to our site and log in to take the course. You will NOT receive any confirmation email. If you're in a rush or you simply prefer the flexibility and certainty of knowing that you can begin the course at any time after registration, you may pay a low expedite fee of $12.99 via PayPal. We designed this course to give you, the homebuyer, valuable information you need to make informed decisions about purchasing a home. Any borrower with a credit score below 680 must get face to face counseling (which can also include remote counseling).

PHFA is a state-affiliated agency whose mission is to provide safe, decent, and affordable housing for older adults, persons of modest means, and those with special housing needs.

The cost is free! While other programs charge fees for their Homeownership Education Courses, PHFA's program provides the same quality of education at no cost to you. OHEC covers each of the Key Topics presented by the National Industry Standards for Homeownership Education and Counseling.

Movin’ Out just announced the development of an accessible online education course for people interested in becoming first-time homeowners. The unique course is designed specifically for low-income, first-time homebuyers in Wisconsin, and is fully accessible for people with disabilities.
