HVAC systems are milestones of building mechanical systems that provide thermal comfort for occupants accompanied with indoor air quality. HVAC systems can be classified into central and local systems according to multiple zones, location and distribution. Primary HVAC equipment includes heating equipment, ventilation equipment, and cooling or airconditioning equipment. Central HVAC systems locate away from buildings in a central equipment room and deliver the conditioned air by a delivery ductwork system. Central HVAC systems contain all-air, air-water, and all-water systems. Two systems should be considered as central such as heating and cooling panels and water-source heat pumps. Local HVAC systems can be located inside a conditioned zone or adjacent to it and no requirement for ductwork. Local systems include local heating, local airconditioning , local ventilation, and split systems.

Choosing the right control strategies is an important task for effective operation of variable air volume reheat (VAVR) system in commercial buildings. In this design, dampers' position inside air terminal units (ATUs) are modulated to adjust the amount of air supply volume based on thermal zones' cooling or heating demand. A minimum air flow fraction (MAFF) is set for damper settings of ATUs to avoid under-ventilation problem in thermal zones. This study investigated the impact of MAFF value on various performance aspects of multiple-zone VAVR design in different building applications and climate types. A five-storey commercial building for three applications of school, office and retail in four climate types of tropical monsoon, hot desert, Mediterranean and humid continental have been simulated in EnergyPlus building simulation software. The results of simulations have shown that lowering MAFF value in ATUs would reduce the required reheat coil energy to maintain precise air supply temperature at part load cooling scenarios. Nonetheless, this reduction could have some implications on thermal comfort and indoor air quality level of thermal zones in a multiple-zone arrangement. It was concluded that in general it is an energy efficient control strategy to keep MAFF value to as low as 0.1 for high ventilation rate spaces like classrooms in school buildings (except for hot desert climate). On the other hand, it is advisable to not reduce MAFF value below 0.3 for low ventilation rate spaces like office areas to avoid any air quality issues in thermal zones.

Air conditioners can be a big driver of your electric bill in the summer.

There are still a few weeks of summer left, which means we’ll have to battle against the heat a little longer. It also means higher electric bills. It happens every year: Summer weather starts , the AC kicks on and your electric bill shoots up. As you may know, your air conditioner can add quite a bit to your home's energy use . 

How much energy your AC uses depends a lot on the climate in your area, but factors like the type and age of your air conditioner, the energy efficiency of your home and your preferred temperature can all affect your electric bill during the hot summer months. 

There are a few different ways to tell -- or at least estimate -- how much energy an air conditioner uses. You can also make changes ranging from small adjustments to large-scale projects to reduce your air conditioner use, keep your home comfortable and cut those high energy bills. 

How much electricity does a typical air conditioner use?

Air conditioning is a significant portion of annual energy use in American homes. According to the US Energy Information Administration data, air conditioning accounted for 19% of the energy use in US homes in 2020 -- a whopping 254 billion kilowatt-hours. The EIA also found that in 2022, almost 90% of American households used air conditioning , and two-thirds of households used a central air conditioning unit like a compressor or heat pump . 

A typical central air conditioning unit uses somewhere between 3,000 and 3,500 watts, while window units range from around 1,000 to 1,500 watts. It's important to note that because an air conditioner's performance can be affected by so many variables that your AC's energy use and cost to run could vary significantly. 

"It depends on the size of the house, the wattage and the BTUs," said Eric Goranson, a Seattle-based designer and home renovation expert who hosts Around the House , a podcast and nationally syndicated radio show. "But the average monthly cost for most people is anywhere from $70 to $144 a month in the summer."

The type of cooling system in your home can also affect energy use, but not as much as you might think. Central HVAC systems with heat pumps use a comparable amount of energy as a conventional air conditioner, Goranson said. The energy and cost savings of a heat pump are generally more significant with winter heating. 

According to the US Environmental Protection Agency , a central air conditioning unit in a typical American home consumes 2,500 kilowatt-hours of energy each year. With an average cost of $0.175 per kilowatt-hour of electricity in May 2024, according to the US Bureau of Labor Statistics , running the air conditioner adds an average of $437.50 to Americans' utility bills each year.   

How to determine how much energy my air conditioner uses

If you want to pinpoint how much energy your air conditioner uses, there are a few ways you can go about it. One is to gather some basic information about your home and appliances and calculate a ballpark number yourself . 

Your electric utility may also provide some information about your energy usage, either on your monthly bill or on their website. In addition to the change in usage over time, you may be able to see a breakdown of different types of appliances or systems in your home and how much energy they're using for each pay period. 

However, Goranson notes, your utility's usage breakdown may not be based only on specific data from your household but from home monitoring systems of other customers in your area and past usage in your home. To get personalized, instant usage data, he suggests installing a home energy monitor . Devices made by brands like Sense , Wiser Energy and Curb can give you real-time information about which electrical appliances and devices add the most to your bill.

"I have a product called Sense that hooks into the electrical panel and monitors that system," he said. "It uses AI technology to know, say, an AC unit from a curling iron. Then you can look at the app and know exactly what's going on with your energy use." 

What affects an air conditioner's energy use?

When it comes to individual air conditioning units, energy use ranges widely. The size, age and type of unit, the temperature outside and your desired temperature in the home, among other factors, will all affect how much energy your air conditioner uses to cool your space. 

Keeping your AC unit in good shape also makes a big difference. Cleaning or replacing filters , cleaning coils, straightening fins and unclogging channels can improve an air conditioner's airflow, energy efficiency and overall performance. It's a good idea to get your HVAC system serviced annually to perform necessary maintenance and prevent small issues from turning into bigger performance problems down the road. 

The set temperature on your thermostat will also determine how hard the unit has to work to cool your space. Because an air conditioner can only cool your home down to 15 to 20 degrees Fahrenheit below the temperature outside, blasting the AC at a much lower temperature in hopes of cooling the space faster can actually waste energy and cost you more. 

How to reduce your air conditioning costs

One of the best ways to cut down on air conditioning use is to cool your home naturally when possible. If you're in a region where summer means cool mornings and hot days, you can open windows in the morning to lower the temperature inside. When the temperature starts to creep up, close your windows, shut the blinds and turn on your AC -- which won't have to work as hard to keep your home comfortable.

Another is to protect your house during the hottest parts of the day with shade -- whether by planting trees, installing awnings or closing the drapes or blinds. Even basic window coverings can help insulate your home from the sun's heat, but energy-efficient window treatments like window films and cellular shades can have more of an impact. Look for items rated by the Attachment Energy Rating Council, or AERC. 

Another way is to bump up the set point of your thermostat to achieve optimal efficiency. The US Department of Energy recommends setting your thermostat between 74 and 78 degrees Fahrenheit during the day in summer to keep your space cool and reduce humidity while allowing your air conditioner to operate most efficiently. The recommended temperature at night is 82 and 85 F when you're away from the house. 

Keeping your air conditioner clean and maintained will save you money in the long run. 

"You really need to stay on maintenance," said Goranson. "Having somebody come out once a year and service your unit and clean it out makes a big difference. Your outside compressor unit out there can get full of dirt and dust in the coils, which makes it lose that efficiency. Then cooling your home is more expensive, because it has to work harder."

But if your system is getting on in years -- most air conditioners have a lifespan of 15 to 20 years -- it may be time to consider an upgrade. Whether you're thinking about installing a new air conditioner or getting a heat pump, a new, more efficient system could be worth the investment. Inflation Reduction Act tax incentives could also help offset the cost.

"If you've got a 20-year-old system, it's probably a single-stage system. When it kicks on, it's a hundred percent, kind of how window air conditioners work," Goranson said. "Newer, more efficient models have variable speed compressors, meaning they can run at lower speeds to adjust the temperature and not use all that energy."

3 Myths Stopping Millennials and Gen Z From Buying a Home

Lindsay Hardy doesn’t think she’ll ever own a home, and for the past three years, she’s been renting an apartment in the city center of Philadelphia .

“I just ultimately don’t make enough money to afford anything in the city unless it’s a crappy condo or something not in Center City,” says the 26-year-old marketing director. “If I were to purchase my exact apartment in the exact location, my mortgage on that would be at least double, if not more, with taxes and condo fees and interest.”

Hardy, who is originally from Harrisburg, PA, is not alone in thinking homeownership is just not in the cards for her.

Although 40% of Gen Z and millennials think about buying a home at least once a week, they feel hampered by current economic conditions, according to a new poll from homebuilder KB Home and Harris Poll , which surveyed 2,058 adults across generations.

Additionally, 56% percent of younger generations think they’re in a worse position to buy a home than prior generations.

But much of that skepticism might be due to misinformation and the perpetuation of housing market myths

“Millennials and Gen Z have faced significant challenges during their formative adult years, including economic uncertainty and a fluctuating housing market,” says Rob McGibney , president and chief operating officer of KB Home. 

While there are certainly many factors that make homebuying harder these days—from high home prices to stubborn mortgage rates—these are not necessarily roadblocks but hurdles to overcome.

Read on to learn what myths are keeping millennials and Gen Z out of the housing market—and learn how to make homeownership a reality.  

Myth 1: Interest rates are higher than ever

Ralph DiBugnara , president of Home Qualified, believes that growing up during the 2008 financial crisis scarred Gen Z and millennials.

“They came of age when there was a housing crash. But that was a completely different market that was overbuilt and overleveraged,” he says.

Younger generations also saw interest rates plummet during the first year of the COVID-19 pandemic.

“People are just kind of looking for 2% and 3% rates, and we may never see that again,” adds DiBugnara. 

Alex Shekhtman , the CEO and Founder of LBC Mortgage, adds that he often encounters Gen Z and millennials “who believe interest rates are higher than ever.”

At least 54% of Gen Z and millennials surveyed said they thought mortgage rates were now at an all-time high. 

Mortgage rate myth busted

Some people might think baby boomers—the generation between 60 and 78—were able to buy homes for just pennies. The reality is that in the ’80s, interest rates were much, much higher than they are today.

“While rates do fluctuate, they are not as high as many younger buyers think. Historically, we’ve seen much higher rates, and today’s rates are still relatively low,” says Shekhtman.

In October 1981, they peaked at 18.63% , nearly three times the current interest rates. By the end of the decade, they’d dropped to around 10%.

So while interest rates are higher than their all-time low of 2.65% in 2021, the current rate of 6.75% is around what it was in the years before the 2008 financial crisis. 

“Historically, when rates are cut, prices rise—almost every single time,” DiBugnara says. “Taking a higher interest rate now, rather than whenever they start to decide to cut interest rates, is still smarter. No matter what your interest rate is, you’re going to pay more for the house. You can always refinance to a lower rate, but you can’t refinance to a lower home price.”

Myth 2: You need to put 20% down to purchase a home

One of the biggest myths is that homebuyers must put a minimum of 20% down. Only 36% of those surveyed were aware that you can put down much less. 

“One millennial client was convinced he needed to save up for years to meet the 20% down requirement,” says Shekhtman.

Another Gen Z client thought her student loans would prevent her from qualifying for a mortgage.

Down payment myth busted

Both of Shekhtman’s clients were able to buy homes.

“The homebuying landscape has evolved, and there are many resources and programs designed to help buyers,” he says.

FHA loans , which are insured by the Federal Housing Administration , require only 3.5% down.

Military veterans and active service members qualify for Veterans Affairs loans , and buyers in rural areas might qualify for USDA loans . Neither require you to put any money down. Note that USDA has stringent income limits, and you must purchase in one of its approved areas. 

In addition, several federally supported programs , including the  Conventional 97 ,  HomeReady ,  HomePossible , and  HomeOne , allow homeowners to put down as little as 3% .

While each has slightly different requirements, generally, one of the applicants needs to be a first-time homeowner (or not owned a home for the past three years) and have a credit score higher than 620, and the home purchase must serve as the primary residence. These loans also require that you pay private mortgage insurance , or PMI.

“The key takeaway for younger generations is to educate themselves and work with experienced professionals who can guide them through the process,” says Shekhtman. “By debunking these myths and staying informed, Gen Z and millennials can make confident, informed decisions about purchasing a home.”

Myth 3: You need to have stellar credit to qualify for a mortgage

Only 28% of Gen Z and millennials surveyed were aware that you can get a mortgage with a credit score in the 500s. But in reality, there are several loans you can qualify for with a FICO score in the “poor” to “fair” range. 

“There are so many ‘experts’ now on social media and YouTube, and there’s so much information to get, that it’s harder to figure out what you really should be doing,” says DiBugnara. 

Credit score myth busted

FHA loans require a credit score of 580 or above if you put 3.5% down, or between 500 and 579 if you put 10% down.

These loans do require PMI, but you can ask to have it dropped once you’ve paid off 20% of your mortgage. However, you’ll have to get your prospective home inspected and approved by a HUD appraiser.

VA and USDA loans also don’t have any minimum credit score requirements. 

Gen Z and millennials should remember to look at the “whole package,” says Anna DeSimone , a leading expert in fair and responsible lending and author of   Closing the Gap in Homeownership .

She adds that buyers need to see what incentives the lender has to offer—such as down payment assistance.

“Remember that ‘one price does not fit all,’ and the best mortgage program isn’t always about the lowest rate—it’s about finding the most suitable option that fits your household needs, financial capacity, and long-term plans,” she says.

Diamondbacks in the heat of a playoff race; here's a fan reminder about Chase Field AC

The Arizona Diamondbacks are putting the heat on the Los Angeles Dodgers for National League West supremacy, but only figuratively.

As the team begins a seven-game homestand Tuesday against the Mets – with the Dodgers following Friday through Monday – its fans might feel a literal increase in heat if the crowds push into the 30,000+ range.

Diamondbacks writer Nick Piecoro wrote in a story earlier this month, saying in part:

"On most nights, Chase Field is a chilly oasis in the middle of a scorching desert. But there are times during the year when it can feel more than a tad warm, prompting complaints from fans on social media and players in the clubhouse, including some who have been forced out of action by body cramps they blame on the heat."

Zac Gallen and Jordan Montgomery talked about the situation to Piecoro in early August, but whatever the effects were in early June, the Diamondbacks have shown a strong response -- and Arizona has become a legitimate World Series contender.

What does the team president say?

“We are making the best of a system that is over 26 years old and has been regressing year after year,” Diamondbacks President Derrick Hall told Piecoro. “This is another example of why we need to find a solution and partnership to stay at Chase Field, which is our preference. The HVAC system is a top priority for an overhaul.”

Who operates the plant in charge of keeping Chase Field cool?

Piecoro wrote: "Cordia, the company that operates the chilled-water plant just southeast of the ballpark, a green and white building with pipes that bend around the sides of the structure before disappearing down into the ground.

"Cordia creates ice, cools water with it and then sends the water through the pipes — which run under the railroad tracks — to the ballpark."

What are the main challenges to keep Chase Field cool?

Chase Field covers a great deal of ground, spanning 1.3 million square feet. The sports stadium has its small gaps in the retractable roof and many doors around the facility that are constantly used – especially on nights with big attendance, such as this weekend’s games against the Dodgers. The repeated opening and closing allows a great deal of the cooled air to escape.

With another week of high heat in Phoenix, the sweat factor should be real. At least the Valley highs this week are predicted to reach only 106 or 107 -- not like the high teens of June.

“It’s challenging when you have a 118-degree day,” said Mike Rock, the Diamondbacks’ vice president of ballpark operations in Piecoro's story. “There’s a huge difference between 118 and 102. Like, 100 degrees is a relief. Humidity in the area has a huge impact, too. When we had some really humid days in June, it was harder to cool the building.”

It’s mid-afternoon on a hot August school day when over 35 hyperactive elementary schoolers rush into class from recess clambering to get to their seats.

Their teacher closes and locks the door as heat radiates from each of their little bodies. Soon the temperature inside their classroom begins to rise, reaching close to 90 degrees, one teacher told El Paso Matters.

According to teachers and parents, a similar scene plays out inside some El Paso Independent School District classrooms where, as students returned to school from summer vacation, some have had to endure a sweltering heat inside classrooms.

“Any given day, it’s usually 80 degrees in there,” Guillen Middle School orchestra teacher Yolanda Alaniz told El Paso Matters about her classroom. “In music, we teach kids not to lock their knees, but sometimes they do and because of the heat, they pass out. Especially because they’re coming in from running from outside and, because they’re self conscious about their bodies, they wear their hoodies and are already sweating.”

Alaniz said one of her students, who is disabled, has had epileptic attacks she believes may have been triggered due to the heat.

Parents, employees and local advocates have been calling for the district to upgrade its evaporative air conditioning to refrigerated air, as climate change and school safety regulations have made it harder to keep schools cool.

One El Paso environmental group, Amanecer People’s Project, launched a grassroots campaign in June pushing for EPISD to upgrade the cooling systems in 22 elementary and middle schools that have what organizers say are ineffective evaporative coolers.

“They used to be somewhat adequate, but as we increase temperatures, they get less and less adequate. Especially, if you have 40 kids in the classroom, and you’re trying to cool it with, like, a water hose and a fan,” said Matthew Rodriguez, organizer of the campaign the group is calling Escuelas Frescas, or Cool Schools.

EPISD’s Chief Operations Officer Stacy Pierson told El Paso Matters the district has 15 campuses that use evaporative cooled air conditioning and about 10 more that use a combination of evaporative and refrigerated air. He did not identify the schools.

“When these systems were installed, it was the new technology in school operations and humidity levels in the desert were low to non-existent. Nowadays, climate change and aged units are a huge burden on the region and district for comfort cooling desires,” Pierson said in a statement.

Now the district is looking to go to voters to approve a bond to pay for the upgrades as EPISD and schools across Texas deal with budget deficits.

The district plans to hold a bond election in 2025 to upgrade air conditioning, improve security and potentially pay for construction of new consolidated school campuses under a plan EPISD has dubbed “Destination District Redesign.”

EPISD still hasn’t revealed which schools might be affected, but is holding public meetings to share input it gathered from the community.

The Escuelas Frescas campaign organizers initially aimed to have the district apply for funds through the 2022 Inflation Reduction Act, which provides federal dollars for climate related projects, including improving air quality.

IRA would only give the district a 6% tax credit on a project if it includes some form of carbon neutral element, “which means that refrigerated air would not actually qualify,” EPISD Trustee Leah Hanany said during the campaign meeting.

Now, Escualas Frescas campaign organizers hope to rally the community to ask for greater accountability in the bond process.

“We don’t want to vote for the bond next November and then the air conditioning be installed six, seven years later. That’s what we’re having discussions about, what kind of accountability measures can we build into the bond language so that kids aren’t waiting another half decade to get this done,” Rodriguez told El Paso Matters.

Rodriguez said other schools in El Paso aren’t dealing with the same cooling issues as EPISD.

Staff for the Socorro Independent School District said all its campuses are outfitted with refrigerated air. The Ysleta Independent School District said it has refrigerated air in all but one campus but did not specify which one.

Students at schools with refrigerated air may still have to endure the heat when coolers are down for repairs.

SISD officials said some of its campuses, including Purple Heart Elementary School, Walter Clarke Middle School and John Drugan School, have had issues with their air conditioning units.

“High temperatures put a strain on equipment, which unfortunately at times causes systems to malfunction. With schools, businesses and households facing similar challenges at the same time, it takes longer to receive parts needed for repairs,” SISD Chief Communications Officer Daniel Escobar said in a statement.

How has climate change affected education?

El Paso has been long known for its hot and dry weather, especially in the summer months. Still, temperatures have risen across the region in recent decades due to the effects of climate change.

More than one-third of the 2023-24 school year had daily high temperatures that reached over 90 degrees, according to temperatures recorded by the National Weather Service. 

The number of days El Paso schools deal with extreme heat also increased.

During the 1970-71 school year, after many of the schools identified by the Escuelas Frescas Campaign were built, not a single school day reached over 100 degrees, according to the National Weather Service. Six days reached those temperatures during the 2003-04 school year. That number grew to 16 days during the 2023-24 school year.

“Extreme heat affects children’s health, their development and their behavior. It can also impact students’ ability to concentrate and learn,” University of Arizona geosciences professor, Joellen Russell, told El Paso Matters.

Russell, who is a member of a nonpartisan group of climate scientists called Science Moms , said most people become uncomfortable or slow down their work at 78 to 80 degrees.

She pointed to one study of high school students who took the PSAT that found that each one degree increase in school year temperature reduces the amount a student learns by 1%. The study also found that students performed worse on the test when they had hotter school days the year before, with extreme heat being particularly damaging to low-income and minority students.

Russell said air conditioning can offset some of the negative outcomes of scorching summer temperatures, but later noted that evaporative coolers aren’t up to the task of dealing with extreme heat.

EPISD staff said these coolers have become even more ineffective after the Texas Education Agency in 2023 enacted a new policy requiring classroom doors and windows to remain closed and locked during school hours in response to the Robb Elementary School shooting in May 2022 where 21 people were killed.

“I know the AC units worked fine when we were able to keep our doors open and our windows cracked, but because of all the school shootings, we now have the Safe Schools Act, and we have to keep our doors locked and closed at all times,” said an EPISD employee who asked to remain anonymous. 

Evaporative coolers require windows to be partially opened to allow warm indoor air to escape as it’s replaced by cool air, according to the U.S. Department of Energy.

Beating the heat in school

As school days have gotten hotter, the El Paso school district has made an effort to upgrade its air conditioning systems and keep students cool.

EPISD is at the tail end of completing a series of projects, costing over $39 million, to replace air conditioners in “high occupancy areas” such as cafeterias and gymnasiums using COVID-19 relief funds.

Pierson said he was not there during the planning phase of the project when asked why it didn’t include classrooms.

“The goal was obviously to touch as many common spaces as possible to offer relief to as many staff and students as possible,” Pierson said in a statement.

In early August when students returned to school, EPISD also announced it had set up “cooling stations” outfitted with temporary refrigerated air conditions and fans throughout campuses using evaporative coolers.

Students and staff can go to these cooling stations that are set up in common areas throughout various campuses.

Aside from upgrading AC systems, Russell said schools can keep schools cool and save on energy by planting trees to shade the south side of a building, upgrade to energy efficient windows and shade nearby parking lots.

She said the district can also look into reducing the effects of climate change by taking advantage of the IRA to pay for electric school buses.

“These are sort of step wise projects. You can start small and then get bigger,” Russell said.
